What's happening to property in Cyprus?
  • Cyprus is one of the last affordable places in the Mediterranean, yet is one of the most picturesque.
  • While prices have risen by 15% or more per year in the last three years, Cyprus remains good value at present.
  • The cheap flights, the Euro effect and the infrastructure investment are attracting investors from across Europe, not just the British.
  • As a result, it is extremely likely that property prices will continue to increase, in some areas significantly, in the next 5 years.
  • Rental values will remain buoyant with high value tenants attracted by golf and the marinas.  
Where To invest?
  • In our opinion, the northern part of the island, unlawfully occupied by Turkey, is not worth the risk as an investment prospect. Property is cheaper, but the issue of land ownership remains largely unresolved.
  • In the south, there is a wide choice of areas to invest. While only 120 miles across, the island has contrasting areas of beach and mountain, rustic villages and tourist resorts.
  • The East coast from Larnaca up to the Turkish border at Famagusta is at present the area that we favour, with excellent beaches yet less developed than the area around Paphos for example.
  • Prices here are currently 15-20% cheaper than on the West side of the island.
  • This area is receiving high levels of infrastructure investment, with at least one new golf course, a large new marina, expansion of Larnaca airport.
  • Any new building is subject to strict planning restrictions in terms of height and density so the area will not turn into one large building site.
